Garage Door Repair Covington, WA

Perfection Garage Door repairs springs, cables, openers, sections and seals and installs new doors in Covington, WA 98042 and the unincorporated King County streets around it, and every visit starts with a written quote. That covers the plats on both sides of SE 272nd Street, the neighborhoods between SE Wax Road and Timberlane, the homes off 164th, 168th and 180th Avenue SE, and the streets south of the city toward Lake Morton, reached from our Renton base down SR 167 and SR 18 to the SE 256th and SE 272nd interchanges. Call or text (425) 264-8378 for a broken spring, a door off its track, an opener that has quit, a bottom section rusted through at the seal, or a quote on a new insulated door.
Two building waves, two kinds of garage door work
Covington’s own planning data explains most of what Perfection Garage Door sees in its garages. The city’s Existing Conditions Report for the 2015 to 2035 Comprehensive Plan (Exhibit 3-17, from the 2009 to 2013 American Community Survey) counts 6,460 housing units: 26.7 percent built between 2000 and 2009, 18.1 percent in the 1990s, 16.9 percent in the 1980s, 13.9 percent in the 1970s and 19.4 percent in the 1960s, with only 4.6 percent from before 1960. The report’s summary is that 27 percent of Covington’s housing is new, built in 2000 or later, against 15.7 percent for King County as a whole. The city incorporated on August 31, 1997, after a November 1996 vote that passed with 73 percent, and grew from 12,900 residents in 1998 to 18,520 in 2015; the comprehensive plan describes a bedroom community of “modern and well-kept single family neighborhoods interspersed with parks, open space, and schools.”
The 1960s and 1970s plats
About a third of Covington’s homes are the ramblers and split-levels of the 1960s and 1970s, on larger lots around Timberlane Boulevard and Timberlane Way SE (between SE Wax Road and SE 272nd Street), along SE 256th Street and off Covington Way SE. Their garages were built for one car, or two cars behind two single doors, and most have been through at least one door replacement already. The work here is distinct: extension springs missing their safety cables, openers that predate photo-eye sensors, jambs with rot behind the weatherstrip, and homeowners who want one 16 foot door where two 8 foot doors stand, which is a framing change that needs a City of Covington permit and a new header before the door is ordered.
The 1990s and 2000s plats
Nearly 45 percent of Covington’s housing went up between 1990 and 2009, in the subdivisions east of Jenkins Creek, around Kentwood High School on 164th Avenue SE and north toward Tahoma National Cemetery. These homes almost all have an attached two-car garage with a 16 by 7 foot builder-grade steel door, a pair of torsion springs and the chain-drive opener installed when the house was finished. Those doors are now twenty to thirty years old: springs reaching the end of their rated cycle life (see our post on how long garage door springs last in Western Washington), openers with worn gears or failed boards, non-insulated sections that sweat in winter, and bottom seals that have taken twenty Covington winters of rain. Many of the Covington calls we take come from this group, and the van carries the spring sizes, rollers and opener parts these doors need. The Lakepointe Urban Village, about 212 acres southeast of SR 18 on the former Hawk property, is the city’s planned next wave; Perfection Garage Door handles the repairs and upgrades there after the builder warranty period.
Covington’s layout, from a technician’s seat
The geography below comes from the city’s Comprehensive Plan Existing Conditions Report; the notes on shop doors and HOAs are our own.
- SR 516 is the spine. Inside the city it carries three names, SR 516, SE 272nd Street and Kent-Kangley Road, and it is five lanes west of Jenkins Creek and three lanes east.
- Kent to the west, Maple Valley to the east. The Soos Creek trail marks the western boundary. Lake Meridian, which Covington’s founders hoped to include, ended up in Kent and is covered from our Kent page; the eastern plats run to the Maple Valley line near Pipe Lake, and Maple Valley has its own page.
- South of the city. Lake Morton sits in the Lake Morton-Berrydale area of unincorporated King County, which borders Covington on the south. Homes there carry Covington addresses and larger lots, often with a detached shop door beside the house garage; permits for those parcels go through King County rather than the city. Crest Airpark, the private airfield a mile from SR 18 and SR 516, is the landmark for that side.
- Schools and HOAs. The Kent School District is the largest single employer inside the city, and the Tahoma School District’s high school site sits just north of the limits. Many of the 1990s and 2000s plats have a homeowners association with architectural review for door style, color and windows; Perfection Garage Door supplies the manufacturer spec sheet and color sample an application needs.
Garage door services in Covington
- Broken spring replacement. Torsion springs replaced in matched pairs and sized to the door’s weight, with high-cycle options; extension springs on older doors replaced with safety cables fitted. See garage door spring repair.
- Cables, rollers and tracks. Frayed or jumped cables, worn rollers swapped for sealed nylon, bent track straightened or replaced, and the door leveled so it seals evenly at the floor.
- Opener repair and replacement. Stripped gears, sensor faults, travel-limit and force problems on LiftMaster, Chamberlain, Genie and Craftsman units, and new belt-drive and wall-mount openers with battery backup for windstorm outages. See garage door opener repair.
- Section and seal replacement. A single dented or rusted bottom section matched to the existing door while the model is still made; bottom seals, thresholds and jamb weatherstrip for the water-under-the-door calls that start every November.
- New door installation. Insulated steel, carriage house, glass and wood doors for Covington’s standard two-car openings, with HOA-friendly styles and the permit question settled before ordering when an opening is widened. See new garage door installation.
- Tune-ups. Lubrication, balance and reversal testing before the wet season; the full diagnostic process is on our main garage door repair page.
Why Covington homeowners call Perfection Garage Door
- Working the 98042 plats since 2010. The technicians who cover Kent and Maple Valley cover Covington, so the common door models, spring sizes and HOA expectations in each plat are familiar.
- Insured, background-checked technicians, trained on torsion spring procedure, manufacturer installation drawings and the opener safety tests.
- Stocked van. Springs in the common Covington sizes, cables, rollers, hinges, sensors, bottom seals and opener parts, so most repairs finish on the first visit.
How a Covington service call works
- Call or text (425) 264-8378 with the symptom and the plat or cross street; “Timberlane, two single doors” tells us which parts to load.
- A technician arrives in a marked Perfection Garage Door van and tests the springs, cables, rollers, track, opener and photo eyes with you watching.
- You get a written quote with options before anything is touched: standard versus high-cycle springs, repair versus replacement on an older opener, a section versus a new door.
- The repair is done on the spot in most cases; new doors and special-order sections are measured first and installed on a scheduled return. Balance, lubrication and the reversal test close every visit.
Covington garage door FAQs
Do you serve the unincorporated areas with Covington addresses, like Lake Morton and Berrydale?
Yes. Perfection Garage Door covers the City of Covington and the unincorporated King County streets around it that carry 98042 addresses, including the Lake Morton area and the rural lots near Crest Airpark, along with Kent and Maple Valley on either side.
My 1970s Covington house has two single garage doors. Can you make it one wide door?
Yes, but it is a framing project before it is a door project: the post between the doors comes out and a new header spans the full opening, which needs a permit and inspection from the City of Covington (or King County outside the limits). Perfection Garage Door measures, quotes the door and coordinates the framing so the door is ordered to the finished opening.
A spring broke and my car is inside. What do I do?
Leave the door closed and do not run the opener; without the spring it is lifting the full door weight and can strip its gear or snap the cables. Do not lift a broken-spring door by hand. Call us: the technician opens the door safely, replaces the springs as a pair and rebalances the door on the same visit.
Do I need HOA approval to replace my garage door in Covington?
Many of Covington’s 1990s and 2000s plats have an architectural review process for style, color and window changes; some accept a like-for-like replacement with a notice, others want an application either way. Check your covenants; Perfection Garage Door supplies the spec sheet and color sample the application asks for.
Water comes under my garage door every winter. Is that a door problem?
Sometimes. An even gap across the whole width is the bottom seal; a gap at one end is the door out of level; a gap in the middle is the slab; a sheet of water is the driveway or a downspout. A Covington technician reads the gap with the door closed and quotes a seal, threshold, leveling or section replacement, or tells you it is a drainage job for another trade.
